Why Is My Holiday Let Underperforming? Signs It Is the Management, Not the Property

November 03, 2026•2 min read

When a holiday let underperforms, owners often blame the location, the season or the property itself. Sometimes that is fair. But in our experience, a good holiday let in the right place is usually held back by how it is run.

Here are the signs it is the management, not the property.

1. Your prices barely change

Demand moves every week with school holidays, events and weather. If your nightly rate sits at the same few prices all year, you are almost certainly leaving money on the table in busy weeks and missing bookings in quiet ones.

2. Your occupancy is below similar holiday lets nearby

Compare your occupancy with similar properties in your area. If comparable holiday lets are consistently busier, the gap is rarely down to the building.

3. Reviews mention cleanliness or communication

Reviews are the engine of an Airbnb listing. Comments about cleanliness, slow replies or check-in problems hurt your ranking and your rate. These are management problems, and they are fixable.

4. Guests wait for replies

Guests book the listing that answers first. If messages sit for hours, especially in the evening, you lose bookings you never see.

5. Your listing has not changed in a long time

Old photos, a generic title and a description that does not sell the best features all cost you clicks. A listing should be reviewed and improved regularly.

6. Dates are blocked off in patterns

Blocking out regular weekends or only filling midweeks breaks up the availability the Airbnb algorithm rewards, which can pull down your ranking and your rates across the whole year.

7. You are still doing the work

If you are still chasing cleaners, arranging repairs or answering guests yourself, your holiday let is not really being managed. It is being listed.

How to check

Look at your last twelve months of bookings and compare your revenue and occupancy with similar holiday lets in your area. If you are well below them, the property is probably not the problem.

Across our portfolio, owners earn around 70% above their local market, with an average guest rating of 4.89.
